Terms of Delivery and Payment

1. Introductory Provisions

These Terms of Delivery and Payment (TDP) are issued by SIBLINGS a.s., with registered office at Kladenská 699/107, Vokovice, 160 00 Prague 6, Company ID: 082 28 884 (hereinafter the Landlord), and govern the conditions of payment for accommodation and the manner of handing over the Property to Guests within the short-term rental of the property arranged through the Airbnb, Booking.com platforms or directly.

2. Payment Terms

2.1 Payment Methods

The Landlord accepts the following methods of payment:

  • Payment via the Airbnb platform (by payment card, PayPal or other methods available on the platform);
  • Payment via the Booking.com platform (according to the terms of the specific offer);
  • Payment through the Comgate payment gateway (by card online) — for direct reservations;
  • Bank transfer — for direct reservations, by agreement with the Landlord.

2.2 Payment Due Date

Reservations via Airbnb:

  • Payment is made automatically according to the rules of the Airbnb platform at the moment the reservation is confirmed.

Reservations via Booking.com:

  • The due date is governed by the terms of the specific offer — either at the moment of reservation or upon arrival / by the stated date.

Direct reservations:

  • 100% payment via the Comgate payment gateway

2.4 Tax Document

Upon request, the Landlord will issue a tax document (invoice) and send it to the Guest’s email address.

2.5 Tourist Fee

A local tourist or spa fee (if applicable) may be charged separately and is payable at check-in or as part of the total reservation price in accordance with applicable local regulations.

3. Delivery Terms — Handover of the Property

3.1 Check-in and Check-out Times

  • Check-in (arrival): from 3:00 p.m. on the first day of the stay;
  • Check-out (departure): by 10:00 a.m. on the last day of the stay.

A different arrival or departure time is possible only by prior agreement and may be subject to availability and a fee. In the event of a late check-out without agreement, the Landlord reserves the right to charge a fee for one additional night.

3.2 Arrival Instructions

No later than 24 hours before the start of the stay, the Guest will receive arrival instructions, including:

  • the address and a description of access to the Property;
  • the method of collecting the keys or access code (key box, smart lock, personal handover);
  • contact details for the Landlord in case of urgent situations;
  • a link to the Guest Manual with house rules and information about the Property.

3.3 Condition of the Property at Handover

The Property will be handed over to the Guest clean, tidy and equipped as described on the platform. If, upon arrival, the Guest finds a material discrepancy with the condition described in the offer, they are obliged to report it to the Landlord without delay.

4. Security of Online Payments

All payments processed directly by the Landlord are secured through the certified Comgate, a.s. payment gateway. Payment card numbers are not stored on the Landlord’s servers. Transactions are protected by the SSL/TLS protocol and comply with the PCI DSS standard. Payments via Airbnb and Booking.com are governed by the security standards of those platforms.

5. Currency

Prices are stated in Czech crowns (CZK) or in euros (EUR) according to the settings of the relevant platform.

6. Final Provisions

The Landlord reserves the right to update these terms; changes do not apply to confirmed reservations.

These Terms of Delivery and Payment are valid and effective from 31 March 2026.
