General Terms and Conditions

1. Introductory Provisions

These General Terms and Conditions (GTC) govern the rights and obligations between SIBLINGS a.s., with registered office at Kladenská 699/107, Vokovice, 160 00 Prague 6, Company ID: 082 28 884, registered in the Commercial Register kept by the Municipal Court in Prague, Section B, Insert 24430 (hereinafter the Landlord), and natural or legal persons who book short-term accommodation through the Airbnb, Booking.com platforms or another intermediary, or directly through the Landlord’s web interface (hereinafter the Guest).

By submitting a reservation or paying for the accommodation, the Guest confirms that they have read and agree to these GTC.

2. Subject of the Contract

The Landlord provides the Guest, for a fee, with short-term accommodation in a property (apartment, flat, house or other accommodation facility) specified in the reservation confirmation (hereinafter the Property). Short-term rental is understood to mean accommodation generally for a period shorter than 30 consecutive nights.

The conditions of a particular stay (dates, price, number of guests, house rules) are always specified in the reservation confirmation and in the description of the Property on the relevant platform.

3. Reservation and Conclusion of the Contract

3.1 Methods of Reservation

A reservation can be made through:

  • the Airbnb platform (www.airbnb.com) — the reservation conditions are also governed by Airbnb’s rules;
  • the Booking.com platform (www.booking.com) — the reservation conditions are also governed by Booking.com’s rules;
  • direct reservation via the Landlord’s web interface or by email.

3.2 Binding Nature of the Reservation

A reservation becomes binding at the moment of its confirmation by the Landlord (or automatically by the platform) and the crediting of the payment or authorisation of the payment card. The Landlord reserves the right to refuse a reservation in justified cases.

4. Accommodation Price and Payment Terms

The price for the accommodation is stated in the Property’s offer on the relevant platform or on the Landlord’s web interface. The price may include or be charged separately:

  • a cleaning fee after the Guest’s departure;
  • a tourist/spa fee in accordance with applicable regulations;
  • a refundable deposit to cover any damage.

Payment is made in the manner determined by the relevant platform or, in the case of a direct reservation, via the Comgate payment gateway or by bank transfer. The stay is considered paid on the day the total amount is credited.

5. Check-in and Check-out

Standard arrival and departure times:

  • Check-in (arrival): from 3:00 p.m. on the first day of the stay;
  • Check-out (departure): by 10:00 a.m. on the last day of the stay.

A different check-in or check-out time is possible only by prior agreement with the Landlord and may be subject to a charge. The Guest will receive instructions for access codes or key handover no later than 48 hours before the start of the stay.

6. Rights and Obligations of the Guest

  • Only the number of persons stated in the reservation may stay; an increase in the number of guests must be reported in advance and paid for.
  • The Guest may not sublet the Property or any part of it to third parties or hold events without the Landlord’s prior consent.
  • Smoking is prohibited in the Property unless expressly permitted in the description.
  • Pets are permitted only in Properties with this express designation.
  • The Guest is obliged to observe night-time quiet hours (10:00 p.m.–7:00 a.m.) and considerate coexistence with neighbours.
  • The Guest is liable for damage caused in the Property during the stay.
  • The Guest is obliged to hand over the Property in a reasonable condition

7. Rights and Obligations of the Landlord

  • To hand over the Property to the Guest clean, equipped and in a condition corresponding to the description on the platform.
  • To ensure the Guest an undisturbed stay throughout the reservation period.
  • To provide the Guest with a contact for urgent situations during the stay.
  • Not to enter the Property during the stay without the Guest’s prior consent, except in extraordinary situations endangering safety or property.

10. Liability for Damage

The Landlord is not liable for damage to the Guest’s property caused by force majeure, theft or circumstances beyond the Landlord’s control. The Landlord is not liable for outages of third-party services (internet, electricity, water) caused for reasons beyond its control.

11. Personal Data Protection

The processing of personal data is governed by the Personal Data Protection Policy available on the Landlord’s web interface.

12. Final Provisions

These GTC are governed by the law of the Czech Republic. All disputes shall be resolved by the competent courts of the Czech Republic.

These GTC are valid and effective from 31 March 2026.
